Based on the most recent figures (October) released by the Heartland MLS, there is a very good indication that the Kansas City market may be up over 20% in sales over 2011. In fact, the number of Pending contracts compared to last year is up a whopping 20% while the number of closed sales YTD is at 16% over the same period last year.
So what does that mean with an election behind us? First of all, Congress still has a budget and tax policy to work out and until they do, expectations are that interest rates will not move much. Then consider that prices have been steadily climbing this year with the largest increases happening since July. Also, shrinking inventories reveal a strong seller’s market in many segments of the market.
