January’s housing stats were off to an interesting start this year. What you will have to remember going forward is that the sales numbers are starting to show fewer in comparison to last year because of the lack of inventory, not because of the lack of buyers. As an informed consumer, this is the shift of understanding of what the numbers really mean.
For example, there were 21% less pending transactions in January compared to last year and 3% fewer sales. Following suit is a 15% decrease in new listings compared to last January. The number of sales has been shifting downward since November and may continue slightly as the Spring market emerges.
So with the lack of inventory, why are there still 11,807 homes for sale?
