The dog days of Summer always impact the real estate market as the focus of the market is to get one last vacation in before school. Sellers always notice the slow down of traffic right around when school starts. Once school starts, it seems that buyers focus again on looking for their dream home. We like to look collectively over the Summer months to see if we can find trends heading into the Fall and this is what we’ve found.
The second quarter proved strong in every major county in the metro. The low inventory levels maintained through the summer (except Jackson and Miami) with less inventory then they did a year ago. Sales were up again in all counties (except Miami) while the *month’s supply is down in every county except Cass and Jackson.
Following the trends for Summer, low interest rates and good job numbers should continue to feed the Kansas City appetite for homes, fueling the strong trend for an appreciating housing market.
