A Seller’s Guide to Surviving the Home Inspection

Exterior of a well-maintained home before a seller's home inspection

Congrats! You’ve accepted an offer. The finish line is finally in sight and then comes the home inspection. In Kansas City, the buyer has 3 options: Accept the property as-is, negotiate repairs, or walk away.

For many sellers, this is one of the most nerve-wracking parts of the entire transaction. It’s easy to worry that every little squeaky door, leaky faucet, or aging appliance could scare buyers away.

While inspections can uncover problems, they don’t automatically mean the deal is doomed. In reality, a home inspection is simply designed to give buyers a better understanding of the home’s overall condition before closing.

That’s why our team is here to break down the significance of an inspection for a seller and what YOU can do to keep the deal intact. Let’s dive in!

The Home Inspection Doesn’t Have to Be Deal-Breaking

The truth is, no home is perfect, and buyers know that.

Home inspections are an expected part of nearly every real estate transaction. In fact, 88% of buyers hired a professional home inspector for their most recent home purchase (Ruby).

It’s also common for inspectors to find something. Research shows that 86% of home inspections reveal at least one issue that needs attention, and 46% of buyers use inspection results to negotiate a lower purchase price rather than walk away from the sale altogether.

That said, inspections can still impact a transaction if significant issues come as a surprise. Among sellers who had at least one offer fall through, 21% said it was due to problems uncovered during the inspection (Zillow). Fortunately, many of the issues inspectors flag are related to routine maintenance and can often be addressed before your home ever goes under contract.

The best way to protect your sale isn’t to hope for a spotless inspection report. It’s to prepare your home ahead of time. By taking care of a few common maintenance items before the inspector arrives, you can minimize surprises, build buyer confidence, and help keep your transaction moving toward a successful closing.

10 Things to Check Before Your Home Inspection

The goal isn’t to have a perfect home; every house has normal wear and tear. Instead, focus on addressing obvious maintenance items that could raise red flags or lead buyers to question how well the home has been cared for.

1. Test Every Smoke and Carbon Monoxide Detector

Replace dead batteries and make sure every detector is functioning properly. Safety devices are one of the first things inspectors check, and they’re an easy fix that demonstrates responsible homeownership.

2. Fix Minor Plumbing Issues

Leaky faucets, slow drains, running toilets, or dripping pipes may seem small, but multiple plumbing issues can make buyers wonder if there are larger problems hiding behind the walls.

3. Replace Burned-Out Light Bulbs

It sounds simple, but inspectors need working lights to evaluate fixtures. A burned-out bulb can sometimes be mistaken for an electrical issue, creating unnecessary questions.

4. Service Your HVAC System

Replace air filters, clean vents, and schedule a routine HVAC tune-up if it’s been a while. A well-maintained heating and cooling system gives buyers confidence that one of the home’s biggest systems is in good condition.

5. Check Doors and Windows

Open and close every window and door to make sure they operate smoothly. Sticky locks, broken latches, or windows that won’t stay open often appear in inspection reports and are usually inexpensive to repair.

6. Inspect the Roof and Gutters

Look for missing shingles, clogged gutters, loose flashing, or visible damage. Roof concerns are among the biggest issues buyers pay attention to because repairs can become costly.

7. Clean Up the Electrical Panel

Inspectors need clear access to your electrical panel. Remove storage items blocking access and replace any missing outlet or switch covers throughout the home.

8. Look for Signs of Water Damage

Check ceilings, walls, under sinks, around windows, and in the basement or crawl space for stains, mold, or moisture. Even old water damage should be explained or repaired before the inspection.

9. Tackle Exterior Maintenance

Trim back trees and shrubs touching the house, repair loose handrails, replace damaged steps, and make sure exterior drainage moves water away from the foundation. Small outdoor maintenance projects help create confidence in the home’s overall condition.

10. Make Everything Accessible

Inspectors need access to the attic, water heater, electrical panel, furnace, garage, and crawl spaces. Clear away boxes, furniture, or storage items that could slow the inspection or prevent a full evaluation.

Preparation Goes a Long Way

No home is flawless, and buyers understand that. What matters most is showing that your home has been cared for and that any maintenance issues have been addressed whenever possible.

Preparing for the inspection before your home goes under contract can reduce surprises, make negotiations smoother, and help buyers feel more confident moving forward. While no one can guarantee a completely clean inspection report, taking a proactive approach can significantly improve your chances of making it from “accepted offer” to “closing day” without unnecessary bumps in the road.

If you’re thinking about selling, we can help you prepare your home from day one. From pricing and staging to inspections and negotiations, we’re here to guide you through every step and help you sell with confidence.
