May’s numbers are out and confirm the steam we’ve all felt from the market (particularly in Johnson County) with an overall 12% increase in sales for May over May 2012. Johnson County’s sales boiled over with a whopping 23% increase over last May and is up 14% year to date.
Platte County is also experiencing an uptick with a 6% increase in average sales price year to date. This steady pace has resulted in a 2% increase in average sales price year to date. So people are asking… is the market recovering too quickly? When an area’s home values have been very, very depressed for long, it simply doesn’t take that vast of an uptick to generate double-digit percentage point increases. The position of balance – which has now effected every other segment of the city – is one we’ve not seen in years. At Group O’Dell, we are working harder to position our clients to win.
